Landlord EICR & Certificates — FAQs

Is a landlord EICR a legal requirement?

Yes — since 1 April 2021 every rented home in England must have a satisfactory EICR at least every 5 years (or at change of tenancy), and you must give tenants a copy.

What happens if I don't have a valid EICR?

Local councils can serve remedial notices and fine landlords up to £30,000 for non-compliance, so a current certificate protects you as well as your tenants.

How quickly can you turn one around?

We can often inspect within 48 hours and issue the certificate the same day, which is ideal when you're re-letting a property between tenancies.

Do you carry out any remedial work found?

Yes — we quote and complete any C1 or C2 items and re-issue a Satisfactory report, so you have a single contractor from inspection to compliance.

Can you look after a whole portfolio?

Yes — portfolio landlords and letting agents get scheduled testing, reminders before certificates expire and one point of contact for every property.
